WHAT HAVE BEEN ACCOMPLISHED:

JMEC has been structural engineer for the renovation of a 3 story un-reinforced masonry building and an adjacent one-story building.   The approximate floor area is 9,000 square feet.  According to the City's record, zoning for this building is SLR.  The 1st floor is used as a bar and club, and the 2nd and 3rd floor is used as dwelling and multi-purpose rooms.

The design was in accordance with San Francisco Building Code (SFBC) 2001 Edition.  The renovations included remodeling existing 1st floor men's bathroom and added an ADA bathroom.   Improved egress from 2nd to 1st floor and re-arrange stairway from 3rd to 2nd floor with required strengthening.  Walls on the 3rd floor have been rearranged for a more efficient floor layout.   Strengthened the existing roof as required for seismic resistance.

Added an acoustic structure inside the one-story building to improve sound insulation.  The one-story building was strengthened as required to support the acoustic structure.
